Six mistakes Chinese buyers say they made buying furniture in Foshan — and the paperwork that prevents each one
Avoid six common Foshan furniture buying mistakes with a practical checklist for quotations, order confirmations, inspection records and final payment.
In short
- 01
One buyer’s three-bedroom order grew from a RMB 20,000 quote to more than RMB 30,000, mostly through add-ons after the deposit.
- 02
Freight written only as “payable on delivery” ended at close to RMB 8,000 with crating and carrying upstairs.
- 03
A sofa ordered in a famous mall arrived 20 cm short, months late; the mall said the tenant’s sales slip was not its own contract.
- 04
Every one of these is a paperwork failure, not a Foshan failure — and every one gets more expensive when the buyer is overseas.
- 05
In the comments, a family reports paying about RMB 80,000 for a synthetic-leather sofa; a 326-comment thread shows why sellers insist on full payment before dispatch.
Before paying a Foshan furniture deposit, make the sales contract identify the legal seller and list every item’s dimensions, tolerance, materials, finish, unit price, custom charges, packing, freight basis, delivery date, inspection method and payment trigger. If a term affects price, quality or delivery, it belongs on the signed order — not only in chat.
How we wrote this (updated with comment threads): we read the most-discussed complaint posts about buying furniture in Foshan on Xiaohongshu on 23 September 2026 and paraphrased what the buyers said happened. The fixes are ours, drawn from how we write orders for overseas clients.
Six patterns repeat across the posts. A buyer from Shandong, who furnished a three-bedroom flat and then helped two friends, lists most of them:
- A low headline quote, then add-ons. “All-leather, everything included” for RMB 20,000 — then charges to change the sofa size, upgrade the frame to solid wood and increase cushion density. Add-ons alone cost nearly RMB 10,000.
- Freight with no rate. The contract said only “freight payable on delivery”. Crating (billed per cubic metre), long-distance freight and carrying upstairs came to nearly RMB 8,000.
- Unpriced custom changes. Adjusting a curve for an odd-shaped room: RMB 1,200 that nobody mentioned at the showroom.
- Materials without grades. “Top-grain leather, imported solid wood” on the contract; bonded leather and density board in the delivery.
- Trusting the mall’s name. A buyer who has lived in Foshan for 23 years chose the city’s best-known mall precisely for its oversight — see below.
- Following touts. A July 2026 Lecong guide warns that people offering to park your car, guide you or show you “factory prices” lead buyers to outlying shops with no after-sales.
Because the tenant is an independent business, and the mall is only its landlord. The Foshan buyer ordered a 2.98 m four-seat sofa in August 2025 for December delivery. It shipped in January, 20 cm short and as a three-seater. The seller agreed RMB 5,000 in compensation in May; by late June only RMB 1,000 had arrived. When the buyer went to the mall’s after-sales desk, they were told the sales slip was not the mall’s standard contract, the tenant owed rent and could not be reached, and the buyer should complain to the consumer hotline or the police.

The buyer’s lesson — check whose name is on the sales slip — is the right one, and it matters even more from overseas. A size error found in your living room in Toronto is not a trip back to the mall; it is a second export shipment. That is why the dimensions have to be checked against the drawing in the factory, before the crate is closed.
| Mistake | Document | What to write |
|---|---|---|
| Add-ons after deposit | Itemised quote | Every item: size, material, grade, unit price, what is included; changes priced before approval |
| Freight with no rate | Delivery terms | For export: FOB, CIF or DDP; packed m³ measured, crating price per m³, destination charges listed |
| Materials without grades | Specification sheet | Leather grade and thickness, timber species, board type, foam density, fabric code |
| Wrong size or model | Signed drawing + tolerance | Dimensions with ±1 cm tolerance; goods not matching are remade at the seller’s cost |
| Unknown seller | Business licence check | The company on the contract, the licence and the bank account must be the same entity |
| Paying before you know | Payment schedule | Deposit to start production; balance only after an inspection report you approve |

The comments under these posts are harsher than the posts — and more useful.
- The most expensive mistake is found late. In a 28-reply thread, a buyer says their family paid about RMB 80,000 for a sofa that turned out to be synthetic leather — and RMB 2,800 per dining chair in the same material — and only realised when a friend in the trade told them, long after delivery. Another commenter’s estimate for such a sofa: RMB 3,000–4,000.
- Insiders say real factories rarely sell retail. Several commenters who work in the industry explain that manufacturers serve trade (B2B) clients and do not invest in consumer marketing; accounts that push “source factory” hardest often carry the highest marketing costs, which end up in the price.
- Budget threshold. One industry commenter argues that a RMB 20,000 whole-home budget is too small to justify the trip, and that Foshan pays off from about RMB 100,000–150,000 upwards. That is one person’s rule of thumb, but it matches what we see: fixed costs (travel, freight, crating) punish small orders.
- Check complaints first. Replies recommend searching a shop’s name on the Black Cat complaints platform before paying, and warn that some shops close after Chinese New Year — one buyer went back after the holiday and found theirs gone.
- More of the same. A January 2026 post lists a price “recalculated” upwards after the contract was signed, a bed delivered in the wrong colour with the buyer told to arrange the return, and a TV cabinet sent wrong twice — two months to resolve.
Because each side is protecting itself from the other, and without a neutral check neither can win. Two threads show the stand-off. In one (112 comments), a buyer was told only after production that inspection would be arranged once half the balance was paid. In the other (326 comments), a buyer asks whether any factory will accept a final payment on delivery.
The sellers’ side, in their own words: collecting a 10% balance from individuals across China is a coin-flip, nobody has time to chase debts, and returns for “too soft” or “not the colour I imagined” are common. The buyers’ side: once the money has gone, so has the leverage — and several say that is exactly how they were burned. In that buyer thread, the compromise most replies described was a 50% deposit, then the balance after a video inspection before loading; this was a discussion example, not a universal supplier term.
Both sides are right, which is why the fix is structural, not moral. The inspection has to happen at the factory, before loading, by someone the buyer pays — so the seller is paid before the goods leave and the buyer has seen the goods before paying. That is the model we run: for qualifying Source Foshan orders, the written deposit can be as low as 10%; the balance is released only after you approve the photo and video report.
How to vet a Foshan factory online before you pay
A buyer who added more than 30 factory salespeople on messaging apps before choosing one published the signals she used. Paraphrased:
| Green flags | Red flags |
|---|---|
| Answers material, process and lead-time questions precisely; asks about your city, floor and room sizes | Only polished images, no workshop or packing footage |
| Sends unfiltered showroom and workshop video, detail shots, material samples, a price breakdown and recent packing/installation video | Prices change from day to day; “last day of the discount” |
| Agrees to a live video walk through the workshop | Refuses workshop video, samples or a contract template |
| Takes payment to a company account or through a platform | Insists on 100% to a personal account before dispatch |
Every mistake gets slower and dearer to fix, so the checks have to move earlier. Domestic buyers can drive back to the showroom; an overseas buyer discovers problems four to eight weeks after loading. Freight becomes international (and your quote should say FOB, CIF or delivered-duty-paid), duties depend on the HS code, and packing has to survive a sea voyage rather than a truck ride.
We check the supplier’s business licence before any money moves and pay deposits only to the company account on the contract. Each piece gets a written specification and drawing; production is photographed and filmed; every item is inspected against the spec before loading, and you release the balance only after approving the report. For qualifying Source Foshan orders, the written deposit can be as low as 10%. Our fee — 3–5% of the order — is agreed in writing before a factory is contacted.
We recommend Arcaya Living, which sells curated furniture on the same terms we use for sourcing: confirmed specifications, a five-stage quality process from materials to export packing, and inspection photos before shipment — so the paperwork is done before you choose.

FAQ
Is it safe to buy furniture in Foshan’s big malls?
The malls are safe places to look, but most shops are independent tenants. Check that the company on your sales slip matches the business licence and the bank account you pay, and put sizes, materials and delivery dates in writing.
Why did my Foshan furniture cost more than the quote?
Usually because the first quote left out size changes, frame or foam upgrades, crating, freight and installation. Ask for an itemised quote that lists what is and is not included before paying a deposit.
How is furniture freight from Foshan charged?
By packed volume in cubic metres, plus crating for fragile items and destination charges. For export, agree FOB, CIF or DDP terms and get the packed volume measured before the final freight price.
What should I do if furniture from Foshan arrives wrong?
Photograph and film it on delivery, keep the quote, contract, chat records and payment receipts, and claim against the company named on the contract. For export orders, the simplest protection is inspection before the balance is paid.
Will a Foshan factory accept the balance after delivery?
Rarely for buyers outside their city: most sellers require full payment before dispatch because collecting balances from individuals is difficult. The common compromise is a deposit, then the balance after a video inspection before loading. We release the balance only after you approve our inspection report.
