Whole-home / A budget you can approve in stages

Build a Foshan whole-home order from a room-by-room schedule, then separate goods, sourcing, packing, freight, import costs and installation. The illustrative three-bedroom schedule here is USD 15,620 and 45 m³, including optional outdoor furniture. Four approval/payment waves can spread decisions across six months without requiring four shipments. Consolidating into one container only works if supplier dates, storage, inspection and site readiness are agreed.

Planning model reviewed 27 October 2026. Every price, volume, cost comparison and payment split below is an explicit assumption, not a client invoice, supplier offer, storage tariff or guaranteed delivery programme.

Before the budget / Define the package

What can a whole-home sourcing package include?

Start with a list of products, rather than assuming that “whole home” includes every building trade. Source Foshan’s furniture and interiors scope covers loose furniture and fitted interior systems; the accepted proposal must identify the particular suppliers, products and services. A showroom directory is a research starting point, not confirmation that a product is available, compliant or included in your order.

Choose the actual specification and accepted scope for each category
فئةWhat to put on the listBoundary to confirm
Upholstery and loose furnitureSofas, chairs, beds and tables; room, quantity, dimensions, frame, cover and finish references.Exact stock or production variant, intended use, samples, packing and assembly.
Casegoods and fitted joineryStorage, wardrobes, kitchen cabinets, doors and wall panels; measured drawings, component materials and hardware.Site survey, interfaces, drawing approval, installation and the responsible local installer.
إضاءةFixture type, quantity, dimensions, finish, supply/driver details, mounting and dimming requirements.Destination electrical requirements, product evidence and local installation. A decorative match alone is insufficient.
Flooring and other surface finishesIdentify tiles or stone separately, with product code, dimensions, finish, quantities and batch requirements.Ask for acceptance and a separate offer. Do not treat a furniture quote as flooring supply, substrate design or installation.
Bathroom furniture and sanitarywareSeparate the vanity cabinet, top and basin from taps, toilets and other fittings; provide dimensions and interfaces.ال vanity sourcing scope is not blanket acceptance of every plumbing product. Confirm each product, destination evidence and local fitting work.
Rugs, curtains and accessoriesSizes, material/colour references, quantity and any track or mounting details.Measurement, included hardware, sample approval and installation. Keep these as explicit optional lines.

This page’s USD 15,620 furniture model retains its stated exclusions. Kitchens, sanitaryware, structural work and professional installation are outside that example. Adding a category to your request does not add it to that budget or create a confirmed service commitment. Unpriced goods, compliance work and destination services remain to be quoted, rather than free.

Stock, made-to-order and custom are different order routes.

For stock, ask for the exact model/variant, available quantity, condition, reservation terms and a current readiness date. For made-to-order pieces, confirm the accepted material/finish and the supplier’s production trigger. Custom work needs controlled drawings, physical references and the agreed sample or first-piece approval. Record minimums by supplier, model, colour and material; combining orders does not cancel a factory MOQ. Do not approve a substitute solely because it resembles a reference photo.

One receiving plan still needs category-specific checks.

ال sourcing and consolidation process can coordinate accepted supplier orders into a combined shipment, subject to actual readiness, carton fit, weight and handling. Keep each item, supplier, carton and room traceable. Agree upholstery/construction checks, joinery measurements and hardware checks separately from lighting, tile, stone or plumbing-product evidence. The building-materials inspection scope identifies additional work to discuss; a general furniture inspection does not establish every product’s compliance.

For a useful first enquiry, send a room/category list, quantities, intended use, dimensions or a site-verified plan, lawful reference images, budget currency, destination/postcode, target date and any existing supplier offers. Mark Priority, Optional and out-of-scope items. Ask for a written response showing accepted categories, exclusions, missing information, sample/drawing work, supplier minimums and quoted versus unresolved costs. See the room-by-room quotation inputs below, then use the project form to explain which categories need review.

Category boundaries checked against Source Foshan’s published service pages on 3 November 2026. These are first-party scope descriptions; the written project proposal controls the actual work. No complete renovation contract, universal stock availability or category-wide certification is implied.

01 / Approve quantities before a container budget

How much does a whole-home furniture order from Foshan cost?

“One container of furniture” describes transport, not a product specification. A loose-furniture package, a villa with fitted cabinetry and a repeat apartment project need different budgets. Start with rooms, quantities and construction; use the packed list to select the container afterwards.

The wardrobe allowance is not a price per metre and cannot replace site-checked drawings. Kitchens, appliances, sanitaryware, structural work and professional installation are excluded. Curtain hardware, electrical compliance and export packing must be defined in the actual offers; they are not assumed to be free. Download the room schedule and four-wave payment worksheet.

Outside the goods schedule, obtain separate lines for sourcing/design, samples/testing, export packing, origin transport, storage, ocean freight/insurance, customs duty/tax, destination port/broker charges, delivery and installation. Name the currency, trade term/place, validity and handover. Avoid applying a universal percentage to convert a factory offer into a delivered home.

لدى Source Foshan، published service policy states orders from USD 10,000 and a 3–5% sourcing fee on an agreed order-value basis, with no supplier commissions and factory payments made directly. On an assumed USD 15,620 fee base, that percentage is USD 468.60–781.00; the written proposal determines the actual basis and extras.

For two-bedroom tier comparisons and repeat developments, use the complementary whole-house and multi-unit package guide. Here the focus is a single-home budget, staged approvals and the trade-off between one consolidated load and split deliveries.

02 / Turn the floor plan into a traceable list

What should I send for a room-by-room quotation?

Send PDF/DWG plans, clear JPG reference photos or links, and an Excel/CSV list if available. State the destination/postcode, intended use, target site-ready date, budget currency and existing pieces to retain. Mark net room dimensions, ceiling heights, doors/lifts/stairs, power points and access limits. A floor-plan image without scale is useful for discussion, not for approving fitted work.

Ask the team to return an item schedule with room/item code, quantity, dimensions, material/finish, reference image, Priority/Optional status, supplier, currency and estimated packed size. Keep a separate questions/exclusions column. The quotation must distinguish product offers from the procurement service and from transport.

Agree who measures fitted wardrobes and curtains, who approves drawings and how revisions are priced. A moodboard sets direction; a render does not approve joints, substrate, hardware or colour under actual light. Ask for the deliverables, response date and revision allowance in the proposal. There is no universal free-render or 48-hour complete-house quotation promise here. The خدمة توريد الأثاث المنزلي بالكامل explains the coordination scope.

03 / Buy a defined upgrade

How do I separate Priority, Optional and Good / Better / Premium?

Priority means needed for usable rooms at handover; Optional means it can wait. It is not the same axis as quality. A Priority bed can have a modest finish but a carefully specified mattress and frame. An Optional decorative chair can be expensive. Do not let premium extras consume the budget for essential rooms.

Record the manufacturer and model for any named hardware upgrade. “Walnut colour” is not solid walnut; “E0” is not a universal destination-compliance certificate. Require reports appropriate to the actual product, use and destination. A residential item is not automatically suitable for a hotel or short-stay project.

Mark the outdoor group Optional before commissioning it. In the model, deferring it removes USD 1,200 and 4.5 m³; it does not automatically make a smaller container fit. Keep the relevant weather/UV/corrosion evidence separate from an attractive product photo.

04 / Four approvals can feed one shipment

How can I spread a whole-home order across six months?

Use six months as a management horizon, then confirm the actual critical path with each factory and forwarder. Release long-lead fitted items after measurements; approve loose furniture when finishes are settled; hold optional pieces until the essential-room budget is secure. Four approval waves do not require four containers.

6Dispatch and receive only if the booked route/site dates permitImporter documents and receiving appointment

A late measurement or factory correction can push dispatch beyond month six. Long ocean routes and destination work may need to begin earlier. Ask each factory for closure/restart dates around Chinese New Year and other holidays rather than inserting a universal shutdown window.

Separate each factory’s PO, beneficiary, deposit, production date, inspection and balance condition. This is not pooled escrow or a promise that every factory accepts the same split. Refunds, cancellations, delayed site readiness and storage liability need written terms. “70% after a bill-of-lading copy” is available only if the seller actually accepts that trigger; do not assume it while planning cash flow.

Agree warehouse receiving dates, free-time limits, weekly storage basis, insurance, rehandling and who pays when a supplier is late. Paying a factory balance does not itself confirm safe storage or readiness to load. See the payment and release checklist.

05 / Compare transport and storage together

Should I consolidate into one 40HQ or split into two 20 ft containers?

Nominal capacities are 33.2 m³ for 20 ft, 67.7 m³ for 40 ft and 76.4 m³ for 40 HQ. At an assumed 80% space use, one 40 HQ gives 61.12 m³ of planning space; two 20 ft containers give 53.12 m³ in total. The 45 m³ example fits either volume model, including a hypothetical 22.5 m³ per 20 ft load, but actual carton layouts and weight still govern.

One shipment reduces repeated bookings/entries and may keep finish groups together, but early goods may need paid storage. Split shipments can release usable rooms earlier; each load creates its own origin, freight, import and final-delivery scope. Ask for matched dated offers before deciding. This tool compares only the cost lines you enter.

Editable planning illustration

What is the cost of one consolidated load versus two releases?

One-load extra storageUSD 720.00
One-load entered transport + storageUSD 5,220.00
Two-load entered transport + extrasUSD 6,600.00
Two-load sum minus one-load sumUSD 1,380.00

All defaults are hypothetical matched inputs. Goods, sourcing, duty/tax, insurance and any unentered origin/destination/site work are outside the comparison. Include each cost once. Negative difference favours the entered two-load scope; no universal freight saving or physical fit is established.

Do not force a 40 HQ by adding unwanted goods or remove protective packing to chase an assumed packing percentage. Request a carton-level loading plan, identify non-stackable pieces and agree lifting/assembly access. For LCL or urgent parts, compare a third option with the LCL, FCL and air-freight decision guide.

06 / One schedule, multiple accountable sellers

What happens between approval and the container being sealed?

  1. Confirm the brief: rooms, dimensions, destination, use and budget scope.
  2. Compare offers: same quantities, construction, packing and named trade term/place.
  3. Approve references: drawings, material codes, physical samples and required product evidence.
  4. Agree orders: legal sellers, corporate beneficiaries, payment milestones, inspection access and remedies.
  5. Track production: maintain item-level dates, changes and the critical path across suppliers.
  6. Inspect: check the agreed dimensions, materials, finish, function, quantities and packing; record the sampling/100% scope.
  7. Correct and release: close findings and obtain the buyer’s review before the agreed balance/dispatch trigger.
  8. Consolidate: reconcile cartons to room/item codes, record warehouse condition and prepare the loading plan.
  9. Document and load: reconcile commercial invoice, packing list and transport instructions; record loading, restraint and seal.
  10. Receive: confirm customs, delivery access, assembly and the evidence/notice process for discrepancies.

ال نطاق الفحص must identify what is checked at the factory, warehouse and loading stage. Sampling cannot prove every hidden defect is absent. Keep model/material references and a spare-parts plan with the order, including matching fabric/finish information where relevant.

Documents commonly include the pro forma/accepted PO, commercial invoice, packing list, bill of lading and insurance evidence. Origin certificates, product reports and plant-health documents depend on the actual product and importing country. ISPM 15 concerns regulated wood packaging; CE, CARB or BIFMA is not a universal certificate for every furniture item. Ask the broker and responsible adviser to define the required evidence before production. The shipping service sets the transport and destination responsibilities.

At delivery, record carton condition and unpacking, keep delivery exceptions and packaging, and notify the responsible seller/carrier/insurer within the relevant agreed time limits. Warranty coverage and remedy, parts freight and repair authority belong in the order; do not assume an economical return shipment to China.

07 / Resolve decisions before the trip

Do I need to visit Foshan for a whole-home order?

You can make approvals remotely with a prepared item schedule, sample deliveries, live supplier/inspection sessions and written records. A visit is useful when comfort, finish matching and many unresolved choices benefit from physical comparison. Neither route removes the need for technical approvals and QC.

For a visit, send the floor plan and shortlist in advance. Group showroom appointments by category/area, allow time for samples and drawing questions, and leave space for a second look. Confirm the guide/car, airport transfer, appointment availability, daily hours and fees in the visit proposal. Travel time depends on the airport and traffic. Use the Foshan visit service و market route guide to plan an efficient trip.

Whole-home budgeting and phasing questions

Can you quote from my PDF floor plan or Excel list?

Yes, send dimensions, room/item quantities, reference images, budget currency and destination. Fitted items require verified measurements and approved drawings. Agree the proposal deliverables and revision terms after the scope is reviewed.

Can I order for one house?

A single home can combine accepted orders from several suppliers. Source Foshan’s published service starting point is USD 10,000 in goods; factory minima still apply per model/finish. A small order needs a delivered-cost comparison before committing.

Is six months a guaranteed delivery time?

No. It is the planning horizon in this example. Confirm factory dates, approvals, testing, booked transport, customs and site readiness. Production, ocean transit and installed-room handover are different milestones.

Can the same process furnish several apartments?

Yes, with unit/type codes, an approved sample unit and controlled repeats. Use the whole-house and multi-unit package guide for the separate repeat-unit model; do not multiply a one-home allowance without reviewing specification and packed data.

How much does one container of furniture cost?

Its goods value depends on the item schedule. The example contains USD 15,620 in goods at an assumed 45 m³, not a fixed container price. Freight, services, import charges and installation require additional scoped offers.

Do all items need a certificate of origin or CE mark?

No universal document/mark list fits every shipment. Have the broker identify classification/origin documents and the responsible adviser identify product-specific compliance. A general furniture description does not determine the requirements for electrical items or fitted systems.

When should I pay the factory balance?

Use the accepted PO trigger, with the agreed QC and correction evidence reviewed first where negotiated. The illustrative 30/70 split is not escrow, and different sellers may require different milestones.

What is a realistic three-bedroom goods budget?

Use a defined schedule rather than a universal average. This example is USD 14,420 for Priority groups or USD 15,620 with outdoor, excluding the listed additional costs. Replace each line with an actual offer and carton data.
