Whole homes, repeat units and hotels / A controlled room schedule

Furnish a home or hotel from China by approving a room-by-room specification, separating essential and optional items, confirming the actual cartons, and assigning export and destination responsibilities before shipment. One house does not automatically equal one container. New Zealand and Ireland need different tax, biosecurity and product checks; use their specific import routes alongside the same controlled item list.

Updated 30 October 2026. All budgets, FX rates, packed volumes and programmes below are illustrations, not current factory offers, actual customer invoices or carrier quotations.

01 / Keep the same quantities when comparing tiers

How much can a whole-house furniture package cost?

Start with rooms, quantities and intended use. A loose-furniture package is different from fitted kitchens, wardrobes, doors, stone, appliances and installation. Compare a defined specification at each tier, not a premium label or a photograph that hides a different size. No verified market-wide 40–60% saving or fixed three-bedroom FOB band is established here.

The original two-bedroom planning schedule above keeps 20 furniture pieces constant. Good, Better and Premium Priority sums are USD 3,470, 5,850 and 10,400. Optional lamps/textiles add USD 500, 900 or 1,600, giving USD 3,970, 6,750 or 12,000 in goods. They exclude service, packing, freight, taxes and installation. The Optional allowance is not a measured curtain order or a lighting certification package.

Good can use a simpler approved size, substrate and finish; Better can allocate more to mattress construction, seating and hardware; Premium can include specifically priced materials or custom details. Write the actual frame, filling, covering, board, edge band, hardware model and packing on each line. A tier is not an emissions grade, commercial test level or guarantee of service life.

Ask for dated currency/unit prices, quote validity, seller/maker, accepted quantity by model/finish, Incoterms rule and named place, exclusions and repricing conditions. Source Foshan’s published policy states a 3–5% fee on an agreed order-value basis, no supplier commissions and sourcing orders from USD 10,000 of goods. Smaller illustrations do not establish an accepted standalone order or minimum service charge.

For a local comparison, add all import and destination costs once and compare equivalent specification, tax treatment, availability and after-sales scope. Without matched local and import offers, a percentage saving would be conjecture. The import-versus-retail worksheet gives that framework.

02 / One list, named decisions

Can a PDF floor plan become a room-by-room quotation?

  1. Send the brief: dimensioned PDF/DWG, room/unit types, quantities, reference images, intended use, budget currency, postcode and required usable date.
  2. Resolve dimensions: confirm internal room sizes and door/lift access; a local professional verifies fitted-site measurements and appliance/service interfaces.
  3. Build the schedule: item/room codes, sizes, materials, finishes, hardware, images, price basis, Priority/Optional and exclusions.
  4. Compare alternatives: keep quantities constant while identifying each tier’s actual specification changes and supplier acceptance.
  5. Approve samples and order: dated drawing revisions, physical material references, first-unit decisions, payment milestones and correction terms.
  6. Inspect and dispatch: close agreed findings, reconcile cartons, confirm documents, loading, broker and destination handover.

Agree proposal timing, design/measurement scope, revision rounds, sample costs and any fee credit in the written engagement. A rendering is a separate deliverable unless included; there is no universal free 3D package or guaranteed five-day final quotation. Fitted work needs the cabinet and joinery schedule, while the custom order process controls references and production approvals.

For repeated apartments, approve unit variants and one complete sample kit before the repeat run. Keep room codes, fabric/finish batches, carton numbers and delivery waves traceable. A twenty-apartment order needs a distribution plan, not twenty disconnected shopping lists. The multiple-apartment guide и phased home-order plan cover those separate decisions.

03 / Whole kits and actual cartons are different constraints

How many properties fit in a 20 ft or 40 HQ container?

Maersk’s nominal equipment volumes are 33.2 m³ for 20 ft, 67.7 m³ for 40 ft and 76.4 m³ for 40 HQ. They are not guaranteed furniture loading volumes. At an assumed 80% planning utilisation, the allowances become 26.56, 54.16 and 61.12 m³. Carton shape, stack limits, door clearance, weight and the actual unit’s plate/loading plan still control.

Scale the two-bedroom kit, then check the container assumption

Optional goods allowanceUSD 18,000.00
Goods allowance onlyUSD 135,000.00
Aggregate entered volume280 m³
Planning volume per container61.12 m³
Intact kits per container by volume4
Containers with intact kits5

All rates and packing inputs are assumptions. Optional goods change the money sum; revise the packed volume when the selected scope changes. Counts assume identical kits stay together and ignore geometric/payload constraints. One kit too large requires a separate split-kit plan. This is not a landed budget or a freight booking.

This tool uses an assumed 14 m³ per complete two-bedroom kit, including the chosen optional scope. At 80% planning use of a 40 HQ, four intact kits fit by volume; 20 units need five containers. At 65 m³ as the older planning allowance, four still fit, but neither allowance proves an actual load. Replace the kit volume with measured packed data when optional pieces or specifications change.

Separate whole-kit planning from mixed-carton optimisation: 210 m³ of hotel cargo divided by 61.12 gives four containers by aggregate volume, but room kits, weight and oversized headboards may force a different arrangement. Compare complete LCL and FCL quotations; no universal 15 m³ crossover, fixed kitchen count or “one house = one HQ” rule applies. Agree receiving, storage time/charges, repacking, supplier readiness and split-shipment authority through the shipping and consolidation scope.

04 / A New Zealand home needs an import budget and biosecurity plan

What could a three-bedroom New Zealand new-build package cost to import?

A separate illustrative three-bedroom goods allocation is USD 10,300: three bedroom sets at USD 1,500 = USD 4,500, living USD 2,000, dining USD 1,300, and two storage allocations at USD 1,250 = USD 2,500. Assume 30 m³ packed. This is a different scope from the two-bedroom tiers, not a supplier quote or the cost of the photographed sourcing visit.

Customs explains the 15% import GST base and use of Customs exchange rates. The goods management levies changed on 1 April 2026; this example is for the high-value sea category over NZD 1,000, not every entry. Levy GST is separate from the import-GST line. Broker, port, inspection, treatment and additional delivery charges can remain outside the entered sum; they are not zero.

NZ–China preference needs supporting origin evidence, which may be a certificate, declaration or other sufficient evidence. Shipping from China alone does not establish a 0% duty claim.

Apply MPI’s relevant import health standard to the product material and packaging. Manufactured wood products, raw timber, cane/bamboo/rattan and container cleanliness can need different checks. The container process includes the declaration/quarantine information, BACC and an approved transitional facility arrangement through the responsible importer/broker. Do not interpret a wood-packaging mark as clearance of all furniture. Use the NZ package and import guide for the detailed route.

05 / A hotel adds repeatability, commercial use and an opening programme

How do you furnish an Irish hotel with China-sourced furniture?

Start with room types and their repeat quantities, then separate reception/lobby, corridors, restaurant, staff and outdoor areas. A room kit might include bed/frame/headboard, mattress, bedside units, desk/chair, luggage rack, lounge chair, wardrobe and TV/storage unit. Declare each inclusion; a per-key allowance is not the cost of a complete functioning hotel.

For arithmetic only, assume 40 rooms at USD 1,900 in goods = USD 76,000, plus USD 20,000 of listed public-area furniture = USD 96,000. Assume 4.5 m³ per room plus 30 m³ public-area cargo: 210 m³ before loading-plan checks. There is no verified industry 40–80-key, three-to-six-container conversion here.

An illustrative Republic of Ireland cash model at EUR 0.92/USD uses goods EUR 88,320 plus EUR 9,000 freight/insurance to the EU boundary: customs value EUR 97,320. With assumed duty 0%, known onward costs EUR 3,000, import VAT at the Irish standard rate of 23% is EUR 23,073.60. Add an assumed sourcing line EUR 3,532.80 (4% of goods), separately valued for this example: the entered sum is EUR 126,926.40. Buying-commission treatment, other includable charges, tariff classification and valuation need broker confirmation; this is not a customs entry, verified landed quote or tax-credit calculation.

Revenue includes duty and relevant onward costs in import VAT; its furniture classification identifies the standard rate, with specified exceptions. Register/check the appropriate EORI and import arrangements. Eligible business recovery/postponed accounting has conditions; retain cash tax in a like-for-like comparison until your adviser confirms the treatment. Northern Ireland is a different route.

Agree the hotel fire strategy and exact upholstery/bedding test requirement with the responsible Irish professional before sampling. The official furnishings fire-safety code is a relevant starting reference, not a supplier’s automatic approval. EN 1021, EN 597 or BS 7177 references need the correct assembly, edition and project acceptance; a fabric-only report does not certify a sofa or hotel. CE marking is required only where relevant EU rules mandate it, not universally on furniture.

Check wood legality and actual CN/product scope. The Commission’s EUDR timetable lists 30 December 2026 for large/medium operators and micro/small operators already covered by EUTR; other micro/small operators generally 30 June 2027. Identify applicable transitional arrangements and obtain species, origin, supply-chain and geolocation/due-diligence information where required. An FSC claim alone is not an EUDR filing. The Ireland sourcing/shipping guide и hotel buyer’s guide expand the commercial scope.

06 / Production-ready is not site-ready

How long does a full package take, and which documents travel with it?

Use an explicit, illustrative sequence: brief/quote 1–2 weeks; drawings/samples/approvals 2–4; production 4–8; inspection/corrections 1–2; receiving/packing/booking 1–2; ocean routing 4–7; clearance/delivery 1–2. The sequential arithmetic is 14–27 weeks. It is not an observed NZ/Ireland transit average or a guaranteed arrival date. More complex joinery, testing, changes, factory closures, rolled sailings or remote-site delivery can add time.

Get dated supplier commitments and actual carrier/forwarder routing for Auckland, Lyttelton, Dublin or another named destination. Ask for current holiday shutdown and restart dates rather than assuming every factory closes for the same number of weeks. Separate a first-room or first-phase shipment from later waves and price duplicate origin/destination costs before choosing it.

07 / Agree the decision that each report supports

How do QC, loading and after-sales support protect the package?

Approve the first sample/unit and define in-production and finished-goods checks, sample coverage, acceptance criteria, correction/reinspection and the authorised release decision. ISO 2859-1:2026 concerns AQL-based lot sampling; “AQL 2.5” alone is neither a complete plan nor a promise that every item is defect-free. A visual report does not replace laboratory or destination-code evidence.

Cartons and timber-framed furniture crates in the Sydney project warehouse
Sydney residential project warehouse record, photograph undated. Crate and carton handling must still be specified and checked for each new order.

Reconcile each supplier’s cartons to the room list, record shortages and damaged packaging, and verify actual loading/handling scope. Agree storage and repacking charges, insurance and destination labour before dispatch. A wooden crate does not establish product compliance or a successful insurance claim.

For missing, damaged or wrong items, retain carton/order labels, approved specifications, delivery exceptions and photos/video; notify the relevant seller/carrier/insurer within their terms. Name who pays for parts, repair and additional freight. The обязательствах по обслуживанию и cross-border warranty guide set the questions to settle. The photographs on this page show Toronto room placement, a NZ selection visit and Sydney handling; none is the invoice or shipment of either tax illustration.

Visit in person if physical comparison will resolve the brief, or agree live supplier views and physical samples remotely. A one-day comparison and a second day of relevant factory appointments are itinerary options, not a promise to settle 70% of a list. Confirm location, guide/vehicle scope and charges through the visit service.

Whole-home and hotel package questions

What is the minimum order for shipping to New Zealand or Ireland?

Supplier MOQ, service starting value and economical shipment size are different conditions. Source Foshan publishes goods orders from USD 10,000; ask for the current scope. Obtain actual cartons and matched LCL/FCL quotes instead of assuming a 20-foot minimum or a universal freight penalty.

Is furnishing from China cheaper than buying locally?

Compare the same specification and delivered scope, with fees, freight, taxes, access, installation and remedy costs. No verified 40–60% saving applies to every home or hotel. Small, urgent or service-intensive orders can be better sourced locally.

Do I pay duty and GST or VAT?

Classification, origin, importer status and valuation decide the actual entry. The NZ example uses 15% GST and conditional zero duty; the Irish example uses 23% VAT and assumed zero duty. Neither is a universal tariff ruling or tax-credit entitlement.

How long from enquiry until furniture is usable?

The illustrative sequential plan is 14–27 weeks before further risk allowances, not a promise. Get the actual approval, production, inspection, shipping, clearance and installation programme for the named destination.

Can you quote a furniture list in my PDF?

Send the item list, quantities, dimensions, style, budget currency, destination and target date. Ask for itemised alternatives, Priority/Optional subtotals and explicit assumptions. Agree response and revision timing after the scope is reviewed.

Does imported furniture automatically meet Irish hotel fire requirements?

No. The hotel’s responsible professional identifies the required assembly tests and evidence before purchase. A fabric certificate, CE logo or residential sample does not establish approval for the installed hotel product.

What happens if furniture arrives damaged or missing?

Record delivery exceptions, item/carton identifiers and photos/video; preserve packaging where practical. Follow the seller/carrier/insurer deadlines and agree cause, remedy and extra freight responsibility. Replacement or compensation is not automatic.

Can several factories share one container?

Potentially, with agreed receiving, inspection, storage, packing, compatible cargo and a confirmed loading plan. Decide who can authorise holding or splitting the shipment when one item is late.
