The decision before the deposit
For furniture for 20 apartments from Foshan, use 6–10 weeks of production after approved samples, drawings and the agreed deposit as an initial planning allowance. It is not a factory commitment. The staged example below totals 13–25 weeks from a complete brief to delivery, assuming a 3–6-week ocean leg. A single apartment can be sourced where each supplier accepts the quantities; there is no universal factory MOQ. Confirm the specification, minimums, production slots and shipping scope in writing.
Planning examples reviewed 17 October 2026. Price and CBM models are illustrative, not customer invoices, booking quotations or measured apartment loads.
How long does furniture for 20 apartments take to produce in China?
Start with a written production slot for every supplier, counted from the last required approval. Six to ten weeks can be used to test a mixed-order programme, but it must be replaced by the makers’ dates. Twenty identical apartment kits are a different production problem from twenty fully customised interiors: materials, finish batches and factory capacity determine the schedule.
| Этап | Allowance | Record that closes the stage |
|---|---|---|
| Complete brief, selection and comparable quotes | 1–2 недели | Unit-type list, dimensions, scope and priced alternatives |
| Samples, drawings and finish approval | 1–3 недели | Signed reference set; add courier or a full mock-up if needed |
| Manufacturing after the agreed release | 6–10 weeks | Supplier production dates and material reservations |
| Inspection, rework allowance and consolidation | 1–2 недели | Closed defect list, carton schedule and loading release |
| Ocean leg assumed in this example | 3–6 weeks | Named origin/destination ports and dated sailing offer |
| Destination clearance and local delivery | 1–2 недели | Broker readiness and booked receiving/installation team |
| Total before a separate contingency | 13–25 weeks | Longer routes, inspection holds or site delays extend this |
A 3–6-week ocean allowance is an assumption for this example, not a promise to every port in Europe, North America, Australia, the Middle East or Southeast Asia. Replace it with the actual port pair, service and transshipment plan. сервис поиска маршрутов по Китаю от Maersk provides route and schedule lookup. A site outside a port city also needs inland transport time.
Four gates before the handover date
- FreezeRoom types, dimensions, materials and compliance requirements
- УтвердитьOne reference kit, drawings and supplier production slots
- ВыпускатьInspection decisions, packing list and shipment instructions
- ПриёмкаSite access, carton reconciliation and a recorded snag list
Put each category on its own line.
For an initial schedule, you might allow 4–7 weeks for knock-down panel furniture, 4–8 for upholstery, 2–5 for mattresses, 6–10 for detailed solid-wood or painted pieces and 3–7 for selected lighting and textiles. These are editable scheduling assumptions; they are not surveyed factory averages, and electrical approval, fabric availability or new tooling can make them unsuitable.
Public supplier promises show why a project needs its own dates: Cozylife advertises about 20–30 days for a 40HQ of sofas after deposit, while COOC lists 10–15 days for some regular bulk designs and says custom products need a salesperson’s actual response. Neither statement establishes the lead time for all the furniture in 20 apartments.
Five, twenty or fifty units: capacity matters more than multiplication.
Repeating one approved design can reduce selection work, but doubling units does not reliably double or halve the manufacturing period. Ask for weekly output by model, subcontracted processes, reserved materials and the earliest complete batch. Identify the slowest item that would prevent an apartment from opening, then decide whether it should be substituted or shipped separately.
For Chinese New Year or a factory’s peak season, obtain its actual shutdown, last material-order date and restart plan. Do not treat a national holiday calendar as the factory calendar. A separate 2–4-week contingency is a starting planning discussion, not a guarantee that all disruption will fit inside it. Confirm the full programme through the seven-stage Foshan buying process.
Is there a minimum order for a single apartment furniture package?
One apartment is feasible when the selected suppliers accept the item quantities and the total delivered cost makes sense. It does not mean that every factory accepts one custom piece, or that Source Foshan has a universal no-minimum or minimum-fee policy. Ask for written acceptance of your package value, service scope and each line’s MOQ before paying.
| Supplier / case | Published wording, paraphrased | Buyer’s check |
|---|---|---|
| Cozylife standard sofas or armchairs | One set can be ordered; specified custom branding, packing or design changes have higher conditions, including 20 sets or two 40HQ loads | Does your fabric, dimension or logo change move the item into a different MOQ? |
| COOC regular and custom designs | One entry states 3 regular pieces and 20–50 custom pieces; another states a 40HQ order and different per-model/per-colour mixing minimums | The FAQ is inconsistent. Obtain one signed MOQ and mixing schedule for your actual order |
| Mattresses, lighting, curtains and stock accessories | No universal minimum is established by those sofa FAQs | Confirm model, size, colour, voltage, fabric run, minimum charge and stock reservation separately |
Sources: FAQ Cozylife и COOC FAQ. These are supplier declarations, not Source Foshan terms or a market-wide sample.
For a single home, compare standard dimensions, available finishes and stock models first. A small custom order may be accepted with a sample charge, a higher unit price or a material minimum. Combining suppliers in one shipment can improve transport economics; it does not remove their manufacturing minimums. A shared container also requires a specific service, cargo separation and receiving responsibility—it is not automatically available.
There is no useful universal “minimum CBM” for an apartment package. Ask the forwarder for the minimum billable volume and the destination charges for your exact LCL shipment. At a modelled 14 CBM for one complete two-bedroom kit, compare LCL and a dedicated container on their full local-inclusive totals. The physical volume is not itself a booking quotation.

How many containers does furniture for 20 apartments fill?
Calculate from packed carton volume, not bedroom count. At an assumed 14 CBM per apartment, 20 units total 280 CBM. With a 65-CBM planning allowance per 40HQ, the pooled-volume calculation is ceiling(280 ÷ 65) = five containers. Four complete 14-CBM kits fit within that allowance, so the same example also needs five containers when each apartment kit stays together.
A carrier’s internal geometric capacity is different from furniture loading capacity. Hapag-Lloyd’s example 40HQ has 76.3 CBM internal volume and a 28,600-kg payload. Its equipment varies. The 60–65-CBM usable range below is our explicit modelling allowance for gaps and packing, not a carrier guarantee. Weight, door opening, stackability and floor-loading constraints still need a load plan.
| Assumed CBM per unit | Total CBM | At 65 usable CBM | At 60 usable CBM |
|---|---|---|---|
| 14 | 280 | 5 × 40HQ | 5 × 40HQ |
| 20 | 400 | 7 × 40HQ | 7 × 40HQ |
| 25 | 500 | 8 × 40HQ | 9 × 40HQ |
The 14-CBM input is a planning assumption from our two-bedroom package model. The 20- and 25-CBM rows test bulkier alternatives; they are not measured “typical” apartment shipments. For 25-CBM kits and a 65-CBM allowance, keeping each complete apartment together fits only two kits per container, requiring ten containers rather than the pooled-volume lower bound of eight.
Approve a pilot unit without accidentally buying an extra FCL movement.
In the 14-CBM example, shipping one kit first as a dedicated 40HQ and the other 19 later gives 1 + ceiling(266 ÷ 65) = six FCL movements, versus five together. That extra movement is a consequence of the assumed phasing, not a fee quotation. Compare a pilot by LCL, a local mock-up, a supplier sample room or a later combined release before choosing the programme.
Whole order or pilot first?
Change the apartment count, packed CBM and first release. Results are volume estimates; no weight or carton-fit optimisation is performed.
Freight total unknown: add your dated quotation to compare the ocean-only FCL inputs.
The first release is modelled as dedicated FCL, even when lightly filled. LCL could change the comparison. Spare furniture, crating and non-furniture cargo must already be included in your CBM input.

What does a furniture package per apartment cost in USD?
Request a per-unit goods subtotal and a separate project delivery total. Good, Better and Premium should name materials, construction, hardware and dimensions. A tier name does not establish durability or suitability for serviced-apartment use.
| Объем | Хорошо | Better | Premium |
|---|---|---|---|
| 1-bedroom planning band | 2,800–4,200 | 4,200–6,500 | 6,500–10,000 |
| 2-bedroom priority-item basket | 3,470 | 5,850 | 10,400 |
| 20 identical 2-bedroom priority baskets | 69,400 | 117,000 | 208,000 |
| Optional items per 2-bedroom unit | 500 | 900 | 1,600 |
| 20 priority + optional baskets | 79,400 | 135,000 | 240,000 |
These figures reuse the assumptions and line items in our whole-house package budget. The two-bedroom priority basket contains 20 pieces: living, dining, bedroom and study furniture, including two mattresses. The one-bedroom band is a broad planning scope, not a calculated deduction from that basket. Optional lighting, curtains and soft furnishings must be itemised for the property; they are not automatically included in a bed-and-sofa quote.
All rows exclude service fees, export packing, China inland/origin charges, freight, insurance, duties, taxes, destination delivery and installation. They exclude fitted kitchens, built-in cabinetry, appliances and building work. Do not call these allowances “FOB prices”: a genuine FOB quotation must name the loading port and included origin costs.
Keep priority and optional lines separate.
Put beds, mattresses, sofas, dining furniture and essential storage in the opening-ready group. Quote decorative pieces, extra rugs, upgraded curtains, уличной мебели and spare covers separately. If a cheaper option changes a hinge, foam, fabric or substrate, show the change on that line. Ask whether sample, design, storage, repeat-inspection and sourcing charges are fixed, percentage-based, minimum-based or included; obtain the charge base and payment dates rather than assuming a universal percentage.
A useful comparison is: goods + agreed services + origin costs + freight/insurance + import charges + final delivery/assembly. Unknown entries remain “to be quoted”. A zero freight or duty entry makes an unfinished budget look complete. Ask your broker to assess duties and taxes for the actual destination and products.

Can you quote from our floor plans, room dimensions or a PDF furniture list?
Yes. Send the unit types and quantities with a floor plan or PDF list. A useful enquiry can include PDF, DWG, dimensioned JPGs, spreadsheet schedules and reference-image links. Identify which drawings are construction-ready and which are style references. See our услуга по закупке товаров для всего дома for the room-by-room approach.
- Build the brief. List the number of studios, one- and two-bedroom units, intended residential/rental use, destination and required handover dates.
- Check dimensions. Include ceiling heights, mattress standards, door and lift clearances, electrical points, fixed joinery and on-site measurements.
- Make a per-unit BOM. Give each item and room a code, then multiply by the number of that unit type. Separate common-area furniture and spares.
- Compare specifications. Request Good / Better / Premium options with priority and optional subtotals, unit prices, quantities, packing and estimated carton CBM.
- Approve the reference. Freeze drawings, finishes and a sample or mock-up; record any differences allowed in later units.
- Release by milestone. Connect deposits, production slots, inspection and shipment batches to the approved schedule.
The quote should show item photo, model, dimensions, substrate/frame, upholstery, hardware, finish code, quantity per apartment, total quantity, unit price, subtotal, currency, packing, carton count/CBM, trade term, exclusions, validity and delivery basis. Use the BOQ and quotation-comparison template to organise those records.
Discuss 3–5 working days for a clear initial list or 7–10 for more selection work as enquiry targets to confirm, not a published response guarantee. New designs, unavailable products or technical drawings can take longer. Ask whether selection, drawings, renders and revision rounds are charged, credited later or outside the service.
If you are in Guangzhou, send the dates, address and category priorities before requesting a Foshan visit. Group the relevant Lecong showrooms and Longjiang production visits by route. Traffic, factory access, transport, interpreting and any charges need confirmation; a showroom appointment does not by itself verify a factory’s production capability.
What usually goes wrong on multi-unit orders, and how do you prevent it?
A mistake repeated across 20 apartments is expensive to reverse. Use the following as prevention controls to agree, rather than evidence of a measured defect or delay rate.
| Риск | Control before production or loading | Keep this record |
|---|---|---|
| Fabric or finish changes between batches | Approve physical references; reserve the material batch; define permitted variation and remake responsibility | Fabric code, dye lot, signed colour reference and supplier acceptance |
| A supplier holds the whole delivery | Agree model-level production slots and weekly progress evidence; identify a substitution or separate release route | Readiness tracker with owner, due date and revised commitment |
| Furniture cannot enter the unit | Check packed and assembled dimensions against the access route; approve knock-down/assembly details | Dimension drawing, lift/door measurements and on-site approval |
| Wrong quantity or missing hardware | Label by unit, room, SKU and carton sequence; reconcile accessories before sealing | Per-unit carton map, hardware-bag list and loading tally |
| Construction or finish defects | Agree lot, inspection level, defect classes, sampling plan and release authority; rework and re-inspect failures | Findings with item codes, quantities, photos and closed corrective actions |
| Breakage in handling or transit | Specify item-specific corner, surface, glass and structural protection; confirm stacking and insurance scope | Packing photos, container/seal record and receiving evidence |
| Payment or responsibility dispute | Identify the seller and bank beneficiary, scope, milestones, change procedure, remedy and dispute mechanism | Signed commercial documents and independently verified payment instructions |
AQL 2.5 does not mean inspecting 2.5% of the furniture.
As QIMA explains, an AQL plan uses the lot size, inspection level and defect limits to determine sample and acceptance numbers. Agree the furniture lot by product/model, major/minor classifications and how safety-critical defects are handled. A random appearance sample does not replace checks of every carton count, model label or required safety document.
A practical report covers dimensions, materials where accessible, finish/colour, assembly, stability/function, upholstery and stitching, hardware, quantity/accessories, labelling, packing, and the agreed compliance documents. State which tests were actually performed; a photo of a chair is not a durability or flammability certificate. Use our illustrative inspection report and blank checklist as a document format, then obtain the real report for your order. The number of photographs should follow the inspected items and findings, not a fixed marketing target.
For a 20-unit order, you could ask to price one or two spare chairs, spare hardware bags and replacement upholstery from the same batch. These are planning options, not a standard entitlement or a guarantee of availability years later. Keep model, material and component references for reorders, and specify the warranty coverage and remedy in the PO.

At destination, record the unopened cartons, labels, external damage, unpacking and the affected item code. Reconcile every apartment kit and retain packing until the claim contact advises otherwise. Notify the seller, forwarder or insurer promptly within their contractual deadlines; do not wait for all 20 apartments to be installed. Transit damage and a manufacturing defect may have different responsible parties. Do not return goods internationally or discard damaged pieces without an agreed instruction.
How do payments, documents and shipping work for a 20-apartment order?
Agree who sells each item, who receives the money and who authorises each shipment. A sourcing coordinator can manage several factories without being the legal seller of all their goods. Confirm whether you have supplier POs, a consolidated sales contract or an agency agreement; do not assume that one project brief creates one seller or one bank beneficiary.
Both named manufacturers above publish examples of a 30% deposit and a 70% balance before delivery/loading; COOC also mentions L/C at sight. Those are their public examples, not universal terms. A balance against a bill-of-lading copy is a different credit arrangement and needs explicit acceptance. Negotiate inspection and corrective-action release before the relevant balance becomes due, and verify changed bank instructions through an established independent contact.

| Origin, insurance and inspection records | Relevant issuing body, insurer or inspector | The exact document needed for the shipment, policy scope and open findings |
| Wood-packaging and product-compliance records | Approved treatment provider, supplier/test body as applicable | Requirements for the materials and destination; a generic certificate is insufficient |
ISPM 15 concerns qualifying raw-wood packaging in international trade, including dunnage; processed-wood exceptions exist. It does not certify the furniture product, and “fumigation certificate” is not a universal substitute for the required mark/treatment. Ask the broker about the actual packaging and destination. Likewise, the correct origin document depends on the destination, applicable agreement and origin rules—not a blanket choice of Form A or Form E.
Write the named place and Incoterms® 2020 rule. FCA can suit container-terminal handover; a port quotation and a site-delivered quotation have different obligations. For DDP, verify that the seller can perform the destination import/tax obligations and name the delivery point. Unloading, carry-in and assembly still need their own agreed scope. The ICC checklist explains why terminal, unloading and customs responsibilities should be clarified in the contract.
Use the current furniture consolidation and shipping service to discuss supplier cut-off dates, receiving checks, storage, export documents and loading supervision. A multi-factory order needs a latest warehouse-arrival date for each supplier. Ask about storage after free days, receiving/repacking, extra handling, inspections, terminal charges, clearance, detention/demurrage, delivery appointments, stairs/lifts and assembly; unknown charges remain open until quoted.
The release decision
Before a container is sealed, have a signed inspection release, reconciled carton/unit list, packing photos, commercial documents, named importer and receiver, and a written answer to who pays for rework or replacement. If one of those records is missing, resolve it or agree the exception explicitly.

Can you propose furniture based on our house plans and room dimensions?
Yes. Send the floor plans, dimensioned rooms, access measurements, unit-type quantities and destination. Ask for a per-unit item list with matching dimensions and materials before the quote is multiplied across the development. Confirm the selection/drawing scope and delivery date in the written offer.
Can you provide Good / Better / Premium options with priority and optional items quoted separately?
Yes—request that structure in the brief. Compare the same quantities and dimensions, identify the actual material/hardware upgrades and show separate priority, optional, spare and delivery-cost subtotals. The USD budgets in this guide are illustrative allowances; your itemised supplier quotation controls the order.
Can I visit you and the factories in Foshan while I’m in Guangzhou?
Send your available dates, Guangzhou starting point and product priorities before requesting appointments. The team can discuss a sourcing itinerary, showroom and suitable factory visits. Confirm transport, interpreting, access and any charges in advance; travel time depends on the actual route and traffic.
Do I need to place the order with each factory separately?
It depends on the agreed commercial arrangement. One coordinator can manage the project, but supplier POs, an agency agreement and a consolidated sales contract create different responsibilities. Confirm the legal seller, beneficiary account, warranty and dispute route for every part of the order.
Can furniture from several different factories go into one container?
Yes, when cargo ownership, timing, packing and documents are coordinated. A consolidation warehouse can receive the suppliers’ goods, reconcile item codes and allocate cartons by room and unit. Confirm cut-off dates, storage, repacking, loading supervision and liability for shortages in the service agreement.
What is the cheapest way to ship furniture for just one apartment?
Compare dated LCL and FCL offers using the actual packed volume, weight, destination handling, delivery and insurance scope. At the illustrative 14-CBM input, either option needs a complete quotation. A lower headline sea rate can be outweighed by destination handling or added movements; a shared-container service needs its own confirmed terms.
How much deposit do I have to pay before production starts?
The seller’s accepted contract determines it. The named manufacturer FAQs in this guide include 30% deposit and 70% before delivery/loading examples, but small orders or custom work can differ. Agree sample approval, inspection, corrective action and the exact balance milestone before sending funds.
What happens if the furniture arrives damaged or the wrong colour?
Record the cartons, labels, seal/receiving condition and unboxing, then identify the item, unit and approved reference. Notify the seller, forwarder or insurer promptly under the relevant contract/policy deadline. Ask for a written decision on repair, parts, remake or credit and who pays transport; no universal replacement time or free international freight is assumed.
Send the unit mix and target handover date.
Share your floor plan or PDF-list details, number of each apartment type, intended use, destination, budget currency and opening sequence. We can discuss the item schedule, suitable suppliers and the approvals your programme needs.
