Lounge furniture placed in a Toronto home during Source Foshan delivery
Source Foshan Toronto residential delivery, 25 August 2026. Furniture placement record; the budget examples below describe a separate planning model.

A buying plan for one home or a repeatable development

A whole-house furniture package from Foshan starts with a room-by-room list. In the illustrative two-bedroom budget below, Priority furniture totals USD 3,470 / 5,850 / 10,400 across Good, Better and Premium; lighting and soft furnishings are optional. A developer furnishing 20 apartments can use the same schedule per unit, approve a sample unit, then plan phased production and labelled deliveries.

At an assumed 14 CBM per complete two-bedroom kit, a 40HQ planned at 65 usable CBM holds four intact kits. Twenty units therefore need five containers in this volume model. Prices, packed sizes and schedules must be replaced by the suppliers’ itemised offer before ordering.

Planning examples in USD, reviewed 16 October 2026. Goods budgets exclude service fees, export packing and origin charges, freight, insurance, duties, taxes, destination delivery and installation.

01 / BUDGET

How much does a whole-house furniture package from China cost per apartment?

There is no fixed “whole-house” price: a sofa-and-bedroom package and a home with fitted kitchens, stone surfaces and motorised curtains have different scopes. Use the bands below to set a brief, then request a line-by-line quotation. They are illustrative goods budgets, not surveyed market averages or confirmed Source Foshan offers.

These bands assume beds, mattresses, bedside storage, living and dining furniture, plus a controlled allowance for lamps and textiles. They exclude fitted kitchens, site-built wardrobes, doors, sanitaryware, appliances, building works and professional installation. Villa budgets are particularly sensitive to room count and oversized pieces.

جيدة

Keep the specification simple.

Standard sizes, panel casegoods with declared substrate and edging, stock fabrics and a limited finish palette.

Better

Spend on daily use.

Improve the mattress, upholstery construction, hardware and selected veneer or timber components. Record the actual material on each line.

Premium

Pay for specific upgrades.

Custom dimensions, selected solid timber or stone, more complex upholstery and higher-cost hardware. The label alone proves no performance rating.

For rentals, serviced apartments or hotels, add the intended use, cleaning regime, test requirements and replacement plan to the brief. Residential furniture is not automatically suitable for frequent guest turnover. Our دليل توريد أثاث الفنادق explains the commercial specification work.

Before placing the order, follow the seven-stage buying process from floor plan to delivery to connect the package budget with sample approvals, payment terms, inspection and shipment release.

Separate the goods price from the delivered project cost.

Ask whether each supplier quote is EXW, FCA or FOB and name the collection point or port. Add sourcing, drawings and samples, export packing, origin transport, ocean freight, insurance, customs, taxes, destination handling and assembly as separate lines. Do not apply a universal “shipping adds 20%” rule to every country.

FOB is familiar in furniture quotations, but for containers handed to a terminal before vessel loading, ICC explains why FCA can be the more appropriate term. Set the actual handover and risk point in the contract. Require a dated quote, validity period, currency and a list of circumstances that trigger repricing.

02 / YOUR INPUTS

Can you propose a furniture package from my floor plan?

Yes. A floor plan can become a room-by-room sourcing schedule. Start with a PDF or DWG showing clear internal dimensions; an image is useful for discussion, but fitted pieces need verified site dimensions and approved technical drawings. Our whole-home sourcing service organises the rooms, choices and approvals as one programme.

Send these six things

  1. Floor plan, unit types and quantities.
  2. Net room dimensions, ceiling heights and door/lift access.
  3. Style images and colours to keep or avoid.
  4. Goods budget and delivered-budget ceiling, with currency.
  5. Destination city/postcode and target site-ready date.
  6. Priority rooms, existing pieces and any commercial-use requirements.

Ask for these outputs

  • Item code, room, quantity and proposed dimensions.
  • Materials, finish references and product images.
  • Good / Better / Premium options where useful.
  • Priority / Optional status and a separate exclusions list.
  • Sample, drawing, production and shipping milestones.
  • Any design, measurement or revision fees and deliverables.

A moodboard sets direction; it does not approve construction. A 3D render is a separate deliverable unless expressly included. Name the person responsible for site measurements, especially wardrobes, curtains and wall-to-wall work. Confirm clearances for opening drawers, moving chairs and carrying the largest packed piece through the building.

For initial planning, allow one to two weeks for brief clarification and a compared proposal. Agree the actual response date after the team has reviewed the list; a complete stock-item schedule and an incomplete custom-villa brief require different work. Revision timing and any fee credit belong in the quotation.

“Please quote by room and item code, show Priority and Optional separately, and identify every assumption about dimensions, materials, delivery and installation.”
03 / THE QUOTATION

How do Good, Better and Premium quotations compare?

Compare tiers on the same quantities and dimensions. Change the specification visibly: frame, panel, veneer, fabric, foam, hardware, finish and packing. A cheaper sofa with a different size and construction is a different product. See how a compared sourcing quotation is organised.

The following two-bedroom schedule is an illustrative budget worksheet. Dimensions are examples, not an approved design. Each cell shows a unit allowance followed by the quantity-adjusted line total. Actual product drawings govern fit.

Optional lamps, curtains, rug/bedding allowance$500$900$1,600
Priority + Optional goods budget$3,970$6,750$12,000

The Optional line is a budget allowance, not a measured curtain order or a complete lighting design. Export packing, origin charges and all service/logistics/tax lines remain outside these totals. No unknown fee is assumed to be zero.

Priority is your opening-day or move-in list; Optional can be removed without silently changing the essentials. Mix tiers deliberately: for example, Better mattresses and seating with Good bedside tables. Check each supplier’s colour, fabric and model minimums before assuming every line can be mixed. Request alternatives for a line that fails its MOQ rather than increasing quantities blindly.

04 / REPEATABLE UNITS

What changes when a developer is furnishing 20 apartments?

Repeated units need one controlled specification, a signed sample unit and a delivery matrix. Approve the prototype before releasing the repeat batch; if approval happens after bulk materials have been purchased, changes can create delay and scrap charges.

  1. Freeze the unit types.Separate studio, one-bedroom and two-bedroom schedules. Record left/right layouts, finish codes and local compliance requirements.
  2. Approve one sample unit.Check dimensions, comfort, finishes, assembly, access and the complete kit. Keep a dated “golden sample” reference and revision register.
  3. Control the repeat run.Allocate fabric and finish batches, define inspection coverage, prohibit unapproved substitutions and track exceptions by unit and item code.
  4. Release by floor or phase.Label cartons with project / building / floor / unit / room / item / carton number. Align loading order with the receiving team’s installation sequence.

10$67,500140 CBM3
20$135,000280 CBM5
50$337,500700 CBM13

*Four complete 14 CBM kits per container at the model’s 65 CBM loading allowance. Splitting unit cartons across containers gives a volume-only lower bound of 3 / 5 / 11 containers, but complicates receiving. Neither count replaces a carton-level loading and weight plan.

Bulk buying may reduce repeated setup and specification work, but there is no guaranteed percentage discount at 10, 20 or 50 units. Request the same specification at each quantity and compare savings against storage, sample, financing and extra handling costs. Agree deposits and release payments by supplier and phase; a letter of credit is possible only if the parties and banks accept the structure.

For spare stock, you could budget 3–5% extra of selected high-wear parts as a starting scenario, then adjust by failure impact, lead time and storage. A spare chair, a matching fabric roll and a bag of fittings solve different problems. Repeat orders can encounter discontinued finishes; retain the sample, model numbers and approved batch records.

05 / THE LOAD PLAN

How many apartments fit in a 40HQ furniture container?

A 40HQ has around 76.3 CBM internal capacity, not 68 CBM. Hapag-Lloyd publishes example capacities of 33.2 CBM for a 20GP, 67.7 CBM for a 40GP and 76.3 CBM for a 40HQ. These describe the box interior. Protective packing, voids, door access and stacking restrictions reduce the volume you can use.

Unit 0114 CBM
Unit 0214 CBM
Unit 0314 CBM
Unit 0414 CBM

56 CBM of unit kits + 9 CBM unallocated allowance = 65 CBM

Schematic volume blocks, not a physical stowage plan. Do not count the spare allowance twice.

As alternative planning scenarios, a compact 6 CBM studio kit allows ten intact kits at 65 CBM; a 9 CBM one-bedroom kit allows seven; a 14 CBM two-bedroom kit allows four; and a 20 CBM three-bedroom kit allows three. A larger villa package might use 35–55 CBM or more. These are assumed package sizes, not measured averages.

Measure the packed carton, not the furniture footprint: length × width × height in metres × carton count. Knock-down beds, wardrobes and tables can reduce cube, while assembled sofas and fragile stone tops constrain stacking. Ask for both packed configurations and the assembly implications; there is no universal percentage saving.

LCL or a full container?

For a single home, compare an itemised LCL quote with 20GP and 40HQ options. Around 15–18 CBM is a useful point to start that comparison, not an automatic price break. LCL can carry destination depot, handling and minimum charges, while a full container may reduce intermediate handling. Compare the same destination and delivery scope using our furniture consolidation and shipping guide.

What should the forwarder quote?

Request separate origin/export charges, main carriage, insurance, destination terminal/depot fees, customs brokerage, duty/tax assumptions, local transport, unloading and assembly. Name Nansha or Yantian, cargo-ready date, cartons, gross weight and CBM. Ask for rate validity and any demurrage, detention or storage exposure; this article does not publish an unbookable “live freight rate”.

06 / THE PROGRAMME

How many weeks should I allow from first quote to delivery?

For a straightforward custom package, use 12–22 weeks from first brief to destination handover as a planning envelope, then add contingency before move-in or opening. This is a staged scenario, not a factory or carrier guarantee. The slowest approved item and the selected sailing determine the critical path.

3–8 weeks

من أسبوع إلى أسبوعين

Destination handover

Clearance, receiving and delivery access; inspections can extend this.

For preliminary route planning, allow roughly 3–5 weeks port-to-port to Los Angeles, 5–8 to Rotterdam, 3–5 to Jebel Ali, 3–5 to Sydney, 6–9 to Lagos and 5–8 to San Antonio, Chile (for Santiago). These are schedule allowances, not checked sailing quotations; Lagos or a disrupted route can push the total beyond 22 weeks. Confirm direct versus transhipment service and the inland leg. Maersk’s China route finder is one place to check actual port sequences and scheduled transit.

Keep a four-week contingency before a date that cannot move. Ask each factory for its actual holiday closure, reopening and material cut-off dates; the public Lunar New Year holiday does not define every workshop’s shutdown. A rush fee cannot create an unavailable fabric or guaranteed vessel space. Agree any expedited scope, additional cost and revised acceptance milestones in writing.

07 / ACCEPTANCE & HANDOVER

How are the furniture, consolidation and shipping documents checked?

Use the approved schedule as the inspection reference. A repeat development needs checks across item types and batches; a one-off custom home may need unit-by-unit checks on critical pieces. Specify the coverage and limitations in advance. Our قائمة فحص الأثاث المرجعية helps define what the report should record.

  • Before production: drawings, materials, finish/fabric samples, intended use, tolerances and packing requirements.
  • During production: custom frame dimensions, hardware, construction and any issue that will be hidden by finishing or upholstery.
  • Before release: quantity, dimensions, stability, operation, finish consistency, upholstery, assembly fittings and agreed safety/compliance documents.
  • At consolidation: carton IDs, damage on receipt, packed sizes, gross weight, room/unit labels, moisture protection and loading photographs.

Write the warehouse scope down: receiving address, operator, receiving checks, storage period, free allowance if any, handling charges and responsibility for damage. “We consolidate” does not establish that a warehouse is owned, that storage is unlimited or that every carton is opened.

Product compliance fileManufacturer / lab; importer checks applicabilityExact model, construction, test scope, labels and destination requirements.

ISPM 15 concerns wood packaging in international trade; it does not certify the furniture itself. Processed-wood exemptions and treatment methods need to be read correctly. Australia’s DAFF explanation distinguishes raw solid-wood packaging from qualifying processed wood. A crate photograph is not proof of treatment.

For commercial upholstery, specify the required destination and project standard, then obtain the relevant report for the actual material combination or product. BS 5852, EN 1021 and TB 117-2013 are not interchangeable labels. For the US, CPSC’s federal upholstered-furniture rule adopts TB 117-2013 for covered products; other product and import obligations may also apply. Lighting, mattresses and cabinetry can require their own compliance work.

08 / ON THE GROUND

Can I visit Foshan to select everything, or buy remotely?

Both approaches work with an approved list. For a visit, use Lecong to compare showroom ranges and Longjiang for relevant upholstery and manufacturing appointments. Supplier fit matters more than covering the most malls. Building-material districts belong in the itinerary only if your scope includes those categories.

Day 1 / compare & shortlist

Review the plan and budget, inspect selected showroom pieces, record dimensions, material details, model numbers and photos against item codes. End with a short decision list.

Day 2 / resolve & approve

Visit pre-arranged factories or sample rooms, check custom details, choose finish/fabric samples and close the open quote questions. Confirm what still requires drawings or a physical sample.

Request appointments before booking travel. Confirm guide language, vehicle, pickup, working hours and visit fees. Guangzhou-to-Foshan travel varies with the airport or hotel, destination and traffic; do not base a factory appointment on a universal 30-minute transfer. Our Foshan visit planning page explains the visit scope.

Remote buyers can use a coded PDF/Excel list, video walk-throughs, measured product footage and couriered samples. Keep written approvals in the schedule after calls. A video cannot establish every concealed material or certify a batch. Ask for the same inspection and handover records you would request after an in-person trip.

COMMON QUESTIONS

Whole-house and multi-unit furniture package FAQ

What is a practical two-bedroom furniture package?

A starting list is one sofa, coffee table, TV unit, dining table, four dining chairs, two bed frames, two mattresses, four bedside tables, two freestanding wardrobes, one desk and one desk chair: 20 pieces. Add measured curtains, lamps, rugs and bedding separately. In this illustrative model, Priority goods are USD 3,470 / 5,850 / 10,400; adding Optional allowances gives USD 3,970 / 6,750 / 12,000. Intended use and approved specifications determine suitability.

Can I send a PDF, Excel sheet or image list for a quote?

Yes. Send item quantities, dimensions where known, reference images, destination, budget currency and target date. Include plans and access restrictions. Ask for a coded, itemised schedule with materials, prices, exclusions and lead times. We confirm proposal timing after reviewing the brief; the planning programme allows one to two weeks for this stage.

What is the MOQ or minimum order for a whole-house package?

There is no universal package MOQ. Stock pieces, standard factory models and custom fabrics or sizes have different acceptance rules. A single home can be discussed, but each supplier must accept its lines, and minimum service or logistics charges may affect value. Request the minimum per model, colour and material, plus the cost of a smaller first-room order.

How much does Source Foshan charge for sourcing?

Our published quote-comparison guide describes a separately shown 3–5% sourcing fee for agreed sourcing services. Your written quotation controls the covered work, calculation basis, any minimum or fixed fee, drawings, samples, inspection, storage and logistics. Do not treat a percentage as an all-inclusive project price or assume a design fee will be refunded.

How do I keep 20 apartments consistent?

Approve a sample unit and retain signed material samples, drawings and finish/fabric codes. Freeze a revision for the repeat batch, control substitutions, check multiple batches and label by building, floor, unit, room and item. Budget selected spare parts and matching materials according to the replacement risk.

Can you arrange shipping and customs under FOB, CIF or DDP?

Request a destination-specific scope. FOB covers a named origin port and CIF includes specified carriage and insurance to a named destination port, but neither automatically includes delivery or installation. DDP requires the seller to undertake import clearance and duties under the agreed rule, subject to local feasibility. Name the importer, broker, taxes, unloading and final delivery responsibilities before accepting an offer.

Can factories match a style, custom sizes or OEM details?

Ask for original or lawfully usable references, technical drawings and approved samples. Confirm construction, dimensions, material, finish, packing, MOQ and any development or tooling charge. A different size may change structure, packed volume and lead time. Do not assume an image or familiar design name authorises a replica.

Can the package include lighting, curtains, mattresses and décor?

Yes, if each category is included in the approved schedule. Mattresses are Priority items in this example; lamps and textiles sit in an Optional allowance. Curtains need site measurements and a making/track scope; lighting needs the destination’s electrical and product requirements. Add décor only after the essential furniture and delivered budget are clear.
